Investing in Property Mortgages

SME Mortgage Financing Trust (Fund) is a property mortgage investment fund which is only available to wholesale clients. The Trustee of the Fund is Specialised Investment and Lending Corporation Pty Ltd (Australian Financial Services Licence (AFSL) number 407100) and SME Mortgage Managers (SME) Pty Ltd is the investment manager.

The SME credit team has a combined 60+ years in assessing credit of all different borrower types, so investors in the  SME Mortgage Financing Trust can take comfort that their fund investments are carefully assessed and managed.

The SME credit team assesses each potential lending opportunity against strict and proven credit criterium to provide lenders with the confidence that appropriate due diligence on the borrower has been conducted, thereby reducing the lenders’ risk. Over a period  in excess of 15 years, SME has achieved an industry leading borrower fulfilment rate of 99%.

How it Works

The Fund currently consists of two classes of units for you to choose from. Investments within the Senior Pooled Loan Units are secured by way of first mortgages over property. Investments within Junior Pooled Loan Units are secured by way of either a registered second mortgage, unregistered second ranking mortgages (supported by a registered caveat) and/or other security interests (such as personal guarantees).

Investors can choose to allocate their investment monies to either or across the senior or junior pooled loan units. .  By investing in each ‘pool’ (portfolio) of loans, investors can spread and diversify their risk across multiple loans, rather than to a single loan only.

The loan terms within the Senior Pooled Loan Units are generally 12 months to a maximum of 2 years and 6 to 12 months within Junior Pooled Loan Units second mortgages.

Distributions, if any, will be made within 20 days of the end of each financial quarter, after deduction of all expenses relevant to the specific class of units (i.e.: trustee fees; investment manager fees; other fund fees). At the end of each financial year, investors will be issued with tax statements outlining distributions received during the year.

Governance

Your fund has an independent trustee

To protect the interests of investors, the SME Mortgage Financing Trust has appointed the Specialised Investment and Lending Corporation Pty Ltd  as an independent trustee to oversee investor monies and ensure the correct disbursement of loan funds, payment of fund costs, redemptions and investor distributions.

The Specialised Investment and Lending Corporation Pty Ltd  is a specialised financial solutions provider established since 2011, and provides the SME Mortgage Financing Trust with the end to end fund administration including managing the funds trust bank accounts, fund accounting, investor reporting, unit pricing and registry maintenance.

As trustee for the Fund, Specialised Investment and Lending Corporation Pty Ltd is also responsible for the compliance and governance of the Fund and ensures that it operates within the law, the Fund Trust Deed and the Information Memorandum.
